This Indenture made and entered into on this 4th
day of March one thousand eight hundred and seventy three
between J.M. Sparkman & Son of the first part of the State
of Florida and County of Alachua and James J. Kennard
party of the second part of the foresaid State and County
    Witnesseth that the said party of the first part
for and in consideration of the sum of one hundred Dollars
to him in hand paid by the said parties of the second
part, the receipt whereof is hereby acknowledged have
given, granted, aliened bargained, sold transferred and
by these presents, doth give, grant, alien, bargain transfer
sell and convey unto the said parties of the second part
all that certain lot or parcel of land in the town of Waldo
Alachua County Fla. described in the plot and survey of
said town as lot number one of Block number four
To have and to hold the above described premises to-
gether with all and singular, the Right and privilege, immu-
nities Easements and appurtenances thereunto belonging or
in anywise appertaining unto the said party of the second
part, or their heirs as their absolute property in the fee simple
forever. And the said J.M. Sparkman & Son of the first part
of the foresaid State and County do covenant and agree
that they are seized of a good and Indefeasable fee simple to the
above premises, and they have good right to convey the same
as he has conveyed the same, free and discharged from all in-
cumbrances and liens of any and every nature and description
and that the said parties of the second part, their heirs and assigns
shall quietly and peaceably enjoy the above described premises
against all persons whosoever lawfully claiming the same. And
that he will at any and all times make such and further covenant
conveyances and assurances at the expense of the said parties of the
second part, as he, the said party of the second part, his heirs or assigns
or counsel learned in the Law may require. In testimony where-
