as such Commissioner pursuant to said order of Court duly and
legally advertise the said lands as hereinafter described for sale
on Monday May the Third A.D. 1875 and did on said 3rd
day of May AD 1875 duly sell the same at public outcry before
the Court House door in the town of Gainesville Florida during
the legal hours of sale, and whereas at said sale C. Avera
became the purchaser of the land as hereinafter described
for the sum of seventy Dollars that being the highest bid
for the same and he being the bidder thereof - And whereas
said sale has been approved of ratified and confirmed by
an order of the said Probate Court this day made and ren
dered.  and I the said R.F. Taylor as such Commissioner as
aforesaid authorized and required thereby to execute deeds
to the purchasers at said sale - Now therefore, Know all men
by these presents that I the said R.F. Taylor as such com-
missioner as aforesaid by virtue of said order of Court and
the sale thereunder made for and in consideration of the
said sum of seventy dollars bid as aforesaid by the said
C. Avera have granted bargained sold and conveyed:
and by these presents do grant, bargain sell and convey 
unto him the said C. Avera all that certain fractional 
part or portion of the South half of Section Five (5) Township
Ten (10) South Range Twenty (20) East: South-west of the
Town of Gainesville in Alachua County Florida commencing
at the South East corner of the lot or parcel of land this
day conveyed by me the said R.F. Taylor as Commissioner
to H.P. Langley thence South Two hundred (200) feet
Thence West Four hundred (400) feet thence North Two
hundred feet (200) thence East Four hundred (400) feet
to the place of beginning containing Two (2) acres of
land more or less. To Have and To Hold the same to
him the said C. Avera his heirs executors administrators
and assigns in fee simple forever.  In witness whereof I
have hereunto set my hand and affixed my seal as
such commissioner as aforesaid this 23d day of Nov A.D. 1875
