as aforesaid The sum of Three Hundred Dollars on the first day
of January 1877 with interest from date and also the sum of
Three Hundred Dollars on the first day of January 1878 with in-
terest from date for value received.
Now for and in consideration of the sum of Five dollars paid
by the said E. Montague Grimke administrator as aforeaid to

the said James M. Gwin at and before the signing and seal-
ing and delivery of these presents the receipt whereof is hereby ac
knowledged as well as for the better securing the payment of
the aforesaid promisory notes the said James F. Gwin hath grant
ted, bargained sold and conveyed and by these presents doth bar
gain sell and convey unto the said E. Montague Grimke ad
ministrator as aforesaid his heirs executors administrators and
assigns the following described property, To wit: Section (31) Thir
ty one Township (11) Eleven Range (19) Nineteen East situate
lying and being in the survey of the Aradonda Grant as
surveyed by Burr and Washington in the County and State
aforesaid containing Six Hundred and forty two 27/100 acres more
or less. To have and to hold the above described property with all
the rights members and appurtenances thereunto belonging or in
any wise appertaining to the said E. Montague Grimke ad
ministrator as aforesaid his hiers and assigns forever in fee sim
ple and the said James M. Gwin his heirs executors and adminis
trators and assigns said bargained premises shall and will for
ever warrant and defend with the right and title thereto from
and against themselves and against all persons whatsoever
Provided nevertheless that of the said James F. Gwinn will well
and truly pay or cause to be paid the said promisory notes
with interest for the same on the day and time mentioned for
the payment of the same according to the tenor of the said notes
then this presents indenture as well as the said promisory notes
shall cease determine and be of no force and virtue whatsoever
otherwise to remain in full force and virtue
