This Indenture made the first day of November in the year of our
Lord one thousand eight hundred and seventy five between John J.
Thompson of the County of Alachua and State of Florida party of the first
part and Nicholas J. Berry of Alachua County and State of Florida
party of the second part. Witnesseth that the said party of the first
part for and in consideration of the sum of one hundred dollars
to him in hand paid by the said party of the second part at and
before the ensealing and delivery of these presents the receipt whereof
is hereby acknowledged hath bargained sold released granted con
veryed and confirmed and by these presents doth bargain sell release 
grant convey and confirm unto the said party of the second part
his heirs and assigns forever, all that certain tract or lot of land
lying and being situate in Alachua County State of Florida in section
no Twenty six Town Ship no Seven and Range Nineteen (Sec 26 T 7 R 19)
together with all and singular the tenements hereditaments and
appurtenances thereunto belonging or in anywise appertaining and
all the estate right title interest property possession claim and demand
whatsoever as well in law as in Equity, of the said part of the first
part in and to the above described premises, and every part and parcel
thereof:- To have and to hold the above granted bargained and
described premises with the appurtenances unto the said party of 
the second part his heirs and assigns to his and his own proper
use benefit and behoof forever - 
And said party of the first part for himself his heirs, executors and
administrators doth hereby covenant with the said party of the second
part his heirs and assigns that at the time of the delivery hereof the said
party of the first is the lawful owner of the premises above granted and
seized thereof in fee simple absolute that they are free from all in
cumbrances: that the said party of the first part has good right to sell

and convey the same to the said party of the first part as aforesaid and
that the said party of the first part his heirs executors and admin-
istrators the above described and hereby granted and conveyed
premises and every part and parcel thereof with the appurtenances
unto the said party of the second part his heirs and assigns against
the said party of the first part his heirs and against all and
every person and persons whomsoever lawfully claiming or to claim
the same shall & will and warrant and by these presents forever
defend
