part were the lawful owners of the premises above granted and
seized thereof in fee simple absolute that they are free from
all encumbrances that the said parties of the first part have
good right to sell and convey the same to the said parties of
the second part as aforesaid and that the said parties of the
first part their heirs executors and administrators the above
described and hereby granted and conveyed premises and every
part and parcel thereof with the appurtenances unto the said
party of the second part his heirs and and assigns against
all and every person and persons whomsoever lawfully claiming
or to claim the same shall and will warrant and by these
