To have and to hold the above granted bargained and described premises together
with all and singular the rights and privileges immunities easements and ap-
purtenances hereunto belonging or in any wise appertaining unto
the said party of the second part, and his heirs and assigns, as their
absolute property in fee simple forever. And the said Florida Land
and Immigration Company for itself and assigns and for all others claiming
by through or under it, does covenant and agree that at the time of
the execution and delivery of these presents the said company is seized
of a good and indefeasible fee simple to the above premises and has good
right to convey the same as it has conveyed the same free and discharged
from all encumbrances and liens of any and every nature and description;
and that the said party of the second part his heirs and assigns shall
quietly and peaceably and may at all times hereafter have use occupy pos
sess and enjoy the above described premises against all persons what
soever lawfully claiming the same. And that it will at and and
all times make such further covenants conveyances and assurances
at the expense of the said party of the second part as he the said
party of the second part his heirs or assigns or counsel learned in
the law may require.
       In witness whereof the said party of the first aprt has caus
ed its seal to be hereunto affixed and these presents to be certified by
its President and Resident manager the day and year first above written

State of Florida} Know all men by these presents that I, Ann B.
Alachua County  } Shannon of the aforesaid County and State for and in
consideration of the amount of Four Bags of Sea Island cotton
weighing three hundred pounds each which good LINT mak-
ing in the aggregate Twelve hundred pounds paid by Tillman
Gordon to said Ann B. Shannon the receipt whereof is hereby ack-
nowledged has bargained sold released conveyed and confirmed
unto Tillman Gordon his heirs and assigns the following
lot or parcel of land lying and being in the County of Alachua
