And the said party of the first part, for her heirs exec-
utors and administrators do hereby covenant with the said
party of the second part his heirs and assigns that at the
time of the delivery hereof the said party of the first part
is the lawful owner of the premises above granted and seiz-
ed thereof in fee simple absolute: that they are free from
all encumbrances: that the said party of the first part
good right to sell and convey the same to the said party of the
second part as aforesaid: and that the said party of the first
part, her heirs executors and administrators the above describ-
ed and hereby granted and conveyed premises and every part and
parcel thereof with the appurtenances unto the said party
of the second part his heirs and assigns against the said
party of the first part and her heirs and against all and
every person and persons whomsoever lawfully claiming or
to claim the same shall and will warrant and by these pres-
ents forever defend.
