the line of lots, East thirty chains (30) to Voyles branch South
73 45/60 degrees east about ten (10) chains to the south side of the
Rail Road trestle, thence northwardly along along the Florida
Rail Road to the section line, West to the northeast corner of
Mrs G.S. Voyles tract. (being nineteen chains and forty links
(1940) west of the northeast corner of section four), South ten (10)
chains, West thirteen chains and fifty links (13.50) to the place of be
ginning containing thirty five acres more or less, all in section
four (4) Township ten (10) South of Range twenty (20) east in
the County of Alachua and State of Florida.
Together with all and singular the tenements hereditaments and appur
tenances thereunto belonging or in any wise appertaining and all
the estate right title interest property possession claim and de
mand whatsoever, as well in Law as in Equity of the said
parties of the first part in and to the above described premises and
every part and parcel thereof:
                              bargained & described
  To have and to hold the above granted^premises with all
the appurtenances unto the said party of the second part: his
heirs and assigns, that at the time to him and his own proper
use benefit and behoof forever.
And the said parties of the first part for their heirs executors
and administrators do hereby covenant with the said party
of the second part his heirs and assigns that at the time of
the delivery hereof the said parties of the first part are
the lawful owners of the premises above granted and seized
thereof in fee simple forever absolute: that they are free from
all encumbrances: that the said parties of the first part have
good right to sell and convey the same to the said party of
the second part as aforesaid: and that the said parties of the 
first their heirs executors and administrators, the above de
scribed and hereby granted and conveyed premises and every part
and parcel thereof, with the appurtenances unto the said party
of the second part, his heirs and against all and every person and
persons whomsoever lawfully claiming or to claim the same shall
and will warrant and by these presents forever defend.
  In witness whereof the said parties of the first part have
