possession claim and demand whatsoever, as well in law as
in Equity of the said parties of the first part in and to the
above described premises and every part and parcel thereof:
To have and to hold the above granted, bargained and described
premises with the appurtenances unto the said party of
the second part: her heirs and assigns to her and her own
proper use benefit and behoof forever.
    And the said parties of the first part for their heirs executors
and administrators do hereby covenant with the said party of 
the second part her heirs and assigns, that at the time of the
delivery hereof the said parties of the first part are the law-
ful owners of the premises above granted and seized thereof
in fee simple absolute: that they are free from all encum-
brances: that the said parties of the first part have good
right to sell and convey the same to the said party of the 
second part as aforesaid: and that the said parties of the
first part their heirs, executors and administrators the above
described and hereby granted and conveyed premises and every
part and parcel thereof with the appurtenances unto the said
party of the second part her heirs and assigns against
all and every person and persons whomsoever lawfully claiming
or to claim the same shall and will warrant and by these
presents forever defend
