second part her heirs and assigns to her and their own proper
use benefit and behoof forever.
  And the said parties of the first part for their heirs executors
and administrators do hereby covenant with the said party of the 
second part her heirs and assigns, that at the time of the delivery
hereof the said parties of the first part were the lawful owners
of the premises above granted and seized thereof in fee simple ab-
solute: that they are free from all encumbrances: that the
said party of the first part have good right to sell and convey the
same to the said party of the second part as aforesaid: and that the
said parties of the first part their heirs executors and administra-
tors, the above described and hereby granted and conveyed premises
and every part and parcel thereof with the appurtenances unto the said
party of the second part, her heirs and assigns, against the said
parties of the first part, and their heirs and against all and every
person and persons whomsoever lawfully claiming or to claim the 
same shall and will warrant and by these presents forever defend
