This Indenture made this the Twenty-Sixth day of January
in the year of our Lord one Thousand eight Hundred
and Seven Six between Cicero A. Simmons & Martha M.
Simmons wife of Cicero A. Simmons of the County of
Bradford and State of Florida parties of the first
part and Martha Perry of Alachua County Florida
party of the second part    Witnesseth that the
said parties of the first part for and in consideration
of the sum of Two hundred & Forty Dollars to them
in hand paid by the said party of the second part
at and before the ensealing and delivery of these presents
the receipt whereof is hereby acknowledged have
bargained sold released granted conveyed and
confirmed and by these presents do bargain sell
release grant convey and confirm unto the said party
of the second part her heirs and assigns forever all
that certain tract of land lying and being in
County of Alachua & State of Florida and known
and described as the North east quarter (NE 1/4) of

Section twenty five (25) Township (10)^Range twenty one
(21) S&E      Together with all and singular the
tenements hereditaments and appurtenances thereunto
belonging or in any wise appertaining and all the 
estate right title interest property possession claim
and demand whatsoever as well in law as in Equity
of the said parties of the first part in and to the
above described premises and every part and parcel
thereof.        To have and to hold The above granted
bargained and described premises with the appurtenances
unto the said party of the first part for their heirs
executors and administrators do hereby covenant with
the said party of the second part her heirs and assigns
that at the time of delivery hereof the said parties
of the first part are the lawful owners of the premises
above granted and seized thereof in fee simple absolute
that they are free from all encumbrances that the said
parties of the first part have good right to sell and convey
the same to the said party of the second part as
aforesaid and that the said parties of the first part
their heirs executors and administrators the above described
and hereby granted and conveyed premises and every
part and parcel thereof with the appurtenances unto
the said party of the second part her heirs and assigns
