by these presents do bargain sell release grant convey and
confirm unto the said party of the second part his heirs
and assigns forever all that certain tract of land within
the following described boundaries to wit: commencing at
the North West corner of Section 14 T 11 S & R 19 E running
due East along the section line thirty eight chains and seventy
five links to the eastern bank of a certain ditch thence
South 35° East along the Eastern bank of said ditch nine
chains and fifty links to the waters edge thence due South to
the Southern boundary of said section (14) thence due west
along said section line to the South West corner of said sec-
tion (14) thence due North on the section line to the point
of beginning said certain tract of land forming a portion
of the Arredondo Grant and contained in all two hundred
and eighty two and one half acres in land and land covered by
water situate and being in the County and State aforesaid
Together with all and singular the tenements hereditaments and
appurtenances thereunto belonging or in any wise appertaining
and all the estate right title interest property possession
claim and demand whatsoever as well in Law as in Equity
of the said party of the first part in and to the above described
premises and every part and parcel thereof:
To have and to hold the above granted, bargained and described
premises with the appurtenances unto the said party of the second
part his heirs and assigns to his and their own proper use, ben-
efit and behoof forever.  And the said party of the first part for
his heirs, executors and administrators do hereby covenant with
the said party of the second part his heirs and assigns forever
that at the time of the delivery hereof the said party of the first
part is the lawful owner of the premises above granted and seized
thereof in fee simple absolute: that they are free from all en-
cumbrances: that the said party of the first part has good
right to sell and convey the same to the said party of the second
part as aforesaid: And that the said party of the first part his
heirs executors and administrators the above described and hereby
granted and conveyed premises and every part and parcel thereof:
