                  This Indenture made this twenty second day
of December in the year of Lord one thousand eight hundred sixty
sex Between Stephen McCall and his wife Priscilla McCall of the state
and County aforesaid parties of the first part and Isaac B. Nikols
of the same place party of the second part witnesseth that the said
party of the first part for and in consideration of the sum of eight
thousand dollars to him in hand paid by the said party of the second
part the receipt whereof is hereby acknowledged hath granted bargained
aliened and conveyed and by these presents doth grant bargain alien
and convey unto the said party of the second part his heirs
and assigns all that certain tract of land situate in the county of 
Alachua and state of Florida and distinguished and designated on
the map of survey and subdivision of the grant Known as the Are
dondo grant of which this is a part made by David A. Burr and Henry
Washington on the ninth day of February one thousand eight hundred
and forty six as section thirty one (31) Township Nine (9) Range twenty (20)
containing six hundred and forty acres more or less (saving and excepting
twenty-eight acres acres part and parcel of the same heretofore conveyed
to Andrew Robb) Together with and singular the tenements heredit
aments and appurtenances to the said granted and described prem
ises belonging or in any wise appertaining To have and to hold the
above granted and described premises with the remains and
remainders reversion and reversions, rent issues and profits thereof with
all and singular the appurtenances unto him the said party of
the second part his heirs and assigns forever and the said party
of the first part for himself his Executors, administrators
heirs and assigns said bargained premises shall and will forever
warrant and defend from and against him and themselves and
agents the claims of all other persons whatsoever
   In witness whereof the said parties of the first part hath
hereunto set their hands and seals the day and year above written
