land lying and being in section twenty two township ten Range
nineteen and more particularly described as follows viz: Commencing
at the south west corner of sect 22 T10, R19, and running thence north
twenty nine chains and ten links to a stake the point of beginning, thence
north along the section line       chains            to a stake and the
Margin of Hogtown Parairie; thence Easterly and southerly along the Margin
of said Parairie       chains            to a stake at the North west
corner of a lot lot owned by Dr J.F. McKinstry; thence south along the
land of said Dr J.F. McKinstry lot,  ch   chains to a stake thence
south**** a stake    chains to the point of beginning, con
taining thrity four 32/100 (34.32) acres; said lot is further described as
lot No one (1) of the survey of the Patterson Place, recorded in deed
Book "J" Page of the public records of Alachua County January
   AD 1876
Together with all and singular the tenements, hereditaments and
appurtenances thereunto belonging, or in any wise appertaining
and all the estate, right, title, property, interest, possession, claim and
demand whatsoever, as well in Law as in Equity, of the said parties
of the first part, in and to the above described premises, and
every part and parcel thereof,
To have and to hold, The above granted, bargained and described
premises with the appurtenances, unto the said parties of the second
part, their heirs and assigns, to them and their own proper use, benefit
and behoof forever,
And that the said parties of the first part for their heirs executors and ad-
-ministrators, do hereby covenant with the said parties of the second part
their heirs and assigns, that at the time of the delivery hereof the
said parties of the first part were the lawful owners of the premises above
granted, and seized thereof in fee simple absolute, that they are free
from all encumbrance; that the said parties of the first part have good right
to sell and convey the same to the said parties of the second part as aforesaid
and that the said parties of the first part their heirs executors admin-

istrators, the above^and hereby granted and conveyed premises, and every
part and parcel thereof, with the appurtenances unto the said parties
of the second part, their heirs and assigns, against the said parties
of the first part and their heirs, and against all and every person and
persons whomsoever, lawfully claiming or to claim the same, shall
and will warrant, and by these presents forever defend
