This Indenture, made this the 20th day of April in the year of
Our Lord one thousand eight hundred and seventy six between
Wilkinson Call of the County of Duval and State of Florida party of the
first part, and William Knabe and Charles Ridel and Ernest Knabe
partners under name and style of Wm Knabe & Co of the City of Baltimore
and State of Maryland parties of the second part.
Witnesseth, That the said party of the first part, for and in consideration
of the sum of Four hundred and Eighty seven 39/100 dollars to him in hand
paid by the said parties of the second part, at and before the ensealing
and delivery of these presents, the receipt whereof is hereby acknowledged
has bargained sold, released, granted, conveyed and confirmed and 
by these presents doth bargain sell, release, grant convey and con-
firm unto the said parties of the second part their heirs and assigns
forever, all that certain tract of land in the County of Alachua and 
State of Florida known and described as follows, The South East
quarter of section Eight (8) Township eleven (11) Range Eighteen S.
containing (160 10/100), One hundred and sixty 10/100 acres
together with all and singular the tenements, hereditaments, and
appurtenances thereunto belonging, or in any wise appertaining, and all the
estate, right, title, interest property, possession, claim and demand
whatsoever, as well in Law as in Equity, of the said party of the first part
in and to the above described premises, and every part and parcel there=
of:
To have and to hold the above granted, bargained and described prem=
ises, with the appurtenances, unto the said parties of the second part
their heirs and assigns, to their and their own proper use benefit and 
behoof forever.
And the said party of the first part, for his heirs, executors, and admin=
istrators, doth hereby covenant with the said parties of the second part
their heirs and assigns, that at the time of the delivery hereof the
said party of the first part is the lawful owner of the premises above
granted, and seized thereof in fee simple absolute; and that they
are free from all encumbrances, that the said party of the first
