proper use, benefit and behoof, forever, And the said parties of the first
part, for their heirs, executors and administrators, do hereby covenant
with the said party of the second part his heirs and assigns, that at the
time of the delivery hereof the said parties of the first part were
the lawful owners of the premises above granted, and seized thereof in
fee simple absolute; and that they are free from all encumbrances;
that the said parties of the first part have good right to sell and con-
vey the same to the said party of the second part as aforesaid and
that the said parties of the first part, their heirs, executors and adminis
trators, the above described and hereby granted and conveyed premises
and every part and parcel thereof, with the appurtenances, unto the
said party of the second part his heirs and assigns, and again-
st the said parties of the first part and their heirs, and against
all and every person and persons whomsoever, lawfully claiming
or to claim the same, shall and will warrant, and by these pres-
ents forever defend.

Alachua County   } Be it remembered, That on this the twelfth day
of June AD 1877 personally came before me, an acting Notary Public
for the state at Large Ella Palmer wife of Frank Palmer who
upon an examination by me, held separate and apart from her hus-
band, acknowledged that she did make, sign and seal the foregoing deed
of conveyance, freely, voluntarily, and without any compulsion, constr-
aint, apprehension or fear of or from her said husband.
