appurtenances and all the estate title and interest, of the said party of
the first part therein. And the said party of the first part doth hereby
covenant and agree with the said party of the second part that he
is the lawful owner of the premises above granted and is seized in
fee simple titles thereof; and that he will warrant and defend the said
party of the second part in the quiet and peaceable possession thereof
against the lawful claims of all persons whatsoever.

This Indenture, made the 18th day of June in the year of
our Lord one thousand eight hundred and seventy seven, Between
Nathan C. Pettit of the County of Alachua and the State of
Florida of the first part, and John Hilton of Harford
Connecticut of the Second part,
Witnesseth, that the said party of the first part, for and in
consideration of the sum of Fifty dollars, lawful money of
the United States of America, to him in hand paid by the
said party of the second part, at or before the ensealing and deliv-
ery of these presents, the receipt whereof is hereby acknowledged
hath granted, bargained, sold, aliened, remised, released,
