part, for their heirs and assigns do hereby covenant with the said
party of the second part his heirs and assigns that at the time of
the delivery hereof the said parties of the first part were the law-
ful owners of the premises above granted and seized thereof in
fee simple absolute; that the said parties of the first part
have good right to sell and convey the same to him the said
party of the second part as aforesaid; and that the said parties
of the first part their heirs, executors, and administrators
the above described and hereby conveyed premises and every part
and parcel thereof with the appurtenances unto the said party
of the second part his heirs and assigns, against the said parties
of the first part and their heirs, and against all and every per-
son and persons whomsoever lawfully claiming or to claim the

this the seventh day of May AD eighteen hundred and seventy
seven between Samuel C. Tucker as Commissioner party of the
first part and Ivin Holder party of the second part all of Alachua
County in the State of Florida Witnesseth=
That whereas by virtue of an order issued out of the Probate Court
of Alachua County State aforesaid by the Honorable J.C.
Gardner Judge of Probate in and for said County and State
the said S.C. Tucker as Commissioner as aforesaid did duly
