State of Florida  } Know all men by these presents that I Susan
County of Alachua } A. Sparkman wife of the within named George
W. Sparkman in consideration of the sum of one dollar to me in
hand paid the receipt whereof is hereby acknowledged do relin-
quish all my dower or right of Dower to the within granted
premises. In testimony whereof I have hereunto set my hand
and seal This Oct 6th 1873.

This Indenture made the twenty sixth day of February Anno Dom-
ini Eighteen hundred and seventy seven, between Samuel A. Swann
of the City of Fernandina County of Nassau and State of Florida
and Martha R. Swann his wife parties of the first part, and
Nathan C. Petit of the County of and State of party of the second
part: Witnesseth, that the said parties of the first part, for
and in consideration of Fifty Dollars to them in hand paid by
the said party of the second part, the receipt whereof is hereby
acknowledged, hath given, granted, aliened, bargained, Sold, transferred,
and do by these presents give, grant, alien, bargain, sell, transfer and
convey unto the said party of the second part and his heirs, executors,
administrators and assigns; forever, all that certain lot, tract or parcel of
Land, Lying and being in the County of and State of Florida and
known and described on the public maps of said State as the South
West Quarter of the South East Quarter of section thirty one in town-
ship Seven, South of Range Twenty one, East containing Forty acres
more or less (SW1/4 of SE1/4 of Sec 31 T 7 S R 21 E - 40 acres)
Together with all and singular the tenements, hereditaments and
appurtenances thereunto belonging; and also all the estate, right, title, 
interest, dower and right of dower, property, claim and demand whatso-
ever, as well in law as in equity, of the said parties of the first part
of, in and to the same with the appurtenances.
To Have and to Hold the above described premises, with the appurtenan-
ces thereunto belonging unto the said party of the second part, and
his heirs, executors, administrators and assigns, as their absolute prop-
erty in fee simple forever. And the said Samuel A. Swann for him-
self and for all others claiming by through or under him doth cov-
enant and agree that he is seized in fee simple of a good and in-
defeasible estate in and to the above premises, by deed from Edwin
Magrath bearing date January 18th 1871 and that he has conveyed
the same free and discharged from all encumbrances and liens of any
and every nature and description created by himself and that the 
said party of the second part his heirs and assigns shall quietly
and peaceably enjoy the above described premises against all
persons whatsoever lawfully claiming by, through, or under them
