under a good and Sufficient fence in a good State
of Cultivation and having thereon a full Stand of
growing and thrifty Orange trees, And the Said
party of the first part further agrees to plant out
at least four (4) acres in accordance with the
foregoing Stipulation each year, counting from the
first day of January AD 1876 until the whole
twenty (20) Acres Shall have been Completed,
And the Said party of the first part further agrees
that in case he Shall from any Cause fail to Carry
out and perform his part of this agreement for
any one of the five years he will and Shall for
that year pay rent at the Customary rate. -
And the Said party of the Second part agrees to let
the Said party of the first part have the use of
thirty (30) Acres of land for and during the term
of five years above mentioned free of Rent and of all
other Consideration than the faithfull performance
of this agreement, the Said thirty (30) acres of land
to Consist of the above mentioned twenty (20) acres
and ten (10) other acres adjacent thereto - provided
always that the Said party of the first part Shall
faithfully perform his part of this agreement. -
And the Said party of the second part agrees and
binds himself at the end of the above mentioned
term of five years and in Consideration of faithful
performance of this agreement by the Said party
of the first part to make or Cause to be made
unto the Said party of the first part good and
Sufficient title deads to Forty (40) acres of Land
which Forty Acres of land his on and adjacent
to the Spot known late as the "Williamson place"
but now as the Charles James place"- and Situated
in lot number Seven of the Moses E. Levy Grant: -
         In Witness Whereof the Said parties
         have hereunto Set their hands and
affixed their Seals this Fourth day of January
