This Indenture made the second day of May Anno Domini eighteen hundred and
seventy seven, between William Lawtey of the City of Fernandina, County of Nassau
and State of Florida and Elizabeth Lawtey his wife parties of the first part, and
Charles K. Dutton of the town of Live Oak County of Suwannee and said State
of Florida party of the second part:  Witnesseth: that the said parties of the first
part, for and in consideration of twelve hundred and fifty dollars to them in hand
paid by the said party of the second part, the receipt whereof is hereby acknowledged
hath given granted aliened bargained sold transferred and do by these presents give
grant, alien, bargain, sell, transfer and convey unto the said party of the second part
and his heirs and assigns, forever, all that certain lot, tract or parcel of land, situate
lying and being in the town of Waldo, County of Alachua and said State of Florida, and
known and described on the public maps of said State as the undivided half
interest of the said Wm Lawtey in and to the south east quarter of the
North East quarter and the east half of the south west quarter of the North
east quarter of section twenty-three of Township eight south of Range
twenty one East.                                         N

together with all and singular the tenements hereditaments and appurtenances
thereunto belonging: and also all the estate, right, title, interest, dower and right
of dower, property, claim and demand whatsoever, as well in law as in equity, of the said
parties of the first part, of, in and to the same, with the appurtenances.
To have and to hold the above described premises, with the appurtenances thereunto
belonging unto the said party of the second part, and his heirs and assigns, as his
absolute property in fee simple forever, and the said William Lawtey for himself
his heirs, executors and administrators doth covenant and agree that he is lawfully seized
of the above described premises by deed from Ella F. Bryan bearing date July 31st 1876,
and that he has conveyed the same free and discharged from all encumbrances and liens
of any and every nature and description created by himself; and that the said party
of the second part, his heirs and assigns, shall quietly and peaceably enjoy the above de-
scribed premises against all persons whatsoever, lawfully claiming by, through as
under them the said parties of the first part.
  In testimony whereof the said parties of the first part have hereunto affixed
their hands and seals this the day and year above written.
