Said party of the Second part, and before the ensealing and delivery
of these presents, the receipt whereof is hereby acknowledged, has bargained
Sold, released, granted, conveyed and confirmed and by these presents does
bargain, Sell, release, grant, convey, and confirm unto the Said party of
the second part her heirs and assigns, forever, all that certain piece or
parcel of land known & described in Thos Napier Grant as surveyed by
J.H. Roper as lot Nine (9) a diagram of which is now on file in clerks
office of Alachua County State of Florida containing forty acres more or
less. Together with all and Singular the tenements hereditaments and
appurtenances thereunto belonging, or in anywise appertaining, and all
the estate, right title, interest, property, possession, claim and demand 
whatsoever, as well in law as in Equity, of the said party of the first part
in and to the above described premises and every part and parcel thereof:
To Have and to Hold the above granted, bargained and described premises,
with the appurtenances, unto the said party of the Second part her heirs and
assigns, to her and their own proper use, benefit, and behoof forever.
And the said party of the first part for his heirs, executors and administrators,
do hereby covenant with the said party of the second part her heirs and
assigns, that at the time of the delivery hereof the said party of the first 
part is the lawful owner of the premises above granted, and seized
thereof in fee simple absolute; that they are free from all incumbrances;
that the said party of the first part has good right to sell and convey
the same to the said party of the second part as aforesaid, and that the
Said party of the first part his heirs, executors, and administrators, the above
described and hereby granted and conveyed premises, and every part
and parcel thereof, with the appurtenances, unto the said party of the
Second part her heirs and assigns, against the said party of the
first part and her heirs and against all and every person and
persons whomsoever, lawfully claiming or to claim the same, Shall
and will warrant, and by these presents forever defend
