and the Florida Land and Immigration Company, for itself and assigns and for 
all others claiming by, through or under it, does covenant and agree, that at the 
time of the execution and delivery of these presents the said company is seized 
of a good and indefeasible fee simple to the above premises and has good right 
to convey the same as it has conveyed the same, free and discharged from all 
encumbrances and liens of any and every nature and description and that the 
said party of the second part his executors administrators heirs and 
assigns shall quietly and peaceably and may at all times hereafter, have
use, occupy, possess, and enjoy the above described premises against all 
persons whatsoever lawfully claiming the same, and that it will at any 
and at all times make such further covenants, conveyances and assurances 
at the expense of the said party of the second part, as he the said party 
of the second part, his heirs and assigns or Council learned in the law may 
require       
In Witness Whereof, the said party of the first part has caused its corporate seal 
to be hereunto affixed and these presents to be subscribed by its President and 
Resident Manager the day and year first above written

This Indenture, made the 16th day of January in the year of our Lord one thousand eight
hundred and seventy eight, Between Mrs Ideller Kennard in her own separate right
and Saml J. Kennard who Joins her in conveying of the County of Alachua State of Florida
of the first part and Ephraim N. Peek of the Town of Meriden State of Connecticut
of the second part, Witnesseth, That the said party of the first part, for and in consideration
of the sum of Seventy Dollars -  Dollars lawful money of the United States of
America, to her in hand paid by the said party of the second part at or before
the ensealing and delivery of these presents, the receipt whereof is hereby
acknowledged hath granted, bargained, sold, aliened remised released
conveyed and confirmed, and by these presents do grant bargain sell
alien, release, convey and confirm unto the said party of the second
part and his heirs and assigns, forever, all that Parcel or Lot of Land Known
and described as follows, commencing at a Post, Standing seven and a half (7 1/2
chains South of the North East corner of the North West quarter of South West quarter
of section Thirteen (13) Township Eight (8) Range twenty one (21) East,
Thence Running South along the quarter section line two Chains (2C) to a Post;
Thence Running West to the Rail Road Reserve to a Post, thence Running along the
Rail Road reserve northerly two chains (2 chains) to a Post, Thence Running East
to the place of Starting the said described lot of Land being in and
a part of the North West quarter of south West quarter of section
Thirteen Township Eight Range twenty one East containing
three and one Eight acres (3 1/8 acres) more or less lying and being in
