the said Sarah R. Barnes that he is seized of a good and
indefeasible title in fee simple of the aforegranted lands and
premises and hath good right and lawful authority to Sell
and Convey the same and that he will and his heirs
executors administrators and assigns Shall forever
warrant and defend the aforegranted lands and premises in
the quiet and peaceable possession of the said Sarah R. Barnes
and her heirs and assigns against the lawful claims and
demands of all persons whomsoever lawfully claiming by

consideration of the sum of Twelve hundred dollars
to me Cash in hand paid by P.M. Oliver of said
