upon the full and faithful performance of this agree
ment said first parties to convey to said second party
their interest in said premises as herein provided and in
case of a failure to perform by said Second party
as is herein provided from that time he is to be deemed the
tenant of sufferance of said 1st parties whose term has
expired & all payments made forfeited & this contract void
1st parties may immediately resume possession of said premis
es for the full and faithful performance of this Contract
the parties hereto bind themselves heirs & assigns respectively
