described premises with the appurtenances unto
the said parties of the second part their heirs and
assigns to them and their own proper use benefit
and behoof forever.
And the said parties of the first for their heirs executors
and administrators do hereby covenant with the Said
parties of the second part their heirs and assigns
that at the time of the delivery hereof the said parties
of the first part are the lawful owners of the
premises above granted and seized thereof in
fee simple absolute that they are free from all
encumbrances that the said parties of the first
part have good right to sell and Convey the same to
the said parties of the second part their heirs and
assigns as aforesaid; and that the said parties of
the first part their heirs, executors and administra-
tors the above described and hereby granted and
conveyed premises and every part and parcel thereof
with the appurtenances unto the said parties of the
Second part their heirs and assigns against the
Said parties of the first part and their heirs and
against all and every person and persons
whomsoever lawfully claiming or to claim the
Same Shall and will warrant and by these pres-
ents forever defend
