transfer and convey unto the said party of the Second part
and his heirs and assigns forever all of a certain Lot
Tract or Parcel of Land Situate lying and being in the
County of Alachua and State of Florida and known and
described on the public records of said County and upon
the plats of the United Surveys as the North East one Quarter
of the South West one Quarter and the West one half of South West
one Quarter and fourteen acres on the South Side of the North
West one Quarter located in Such a manner as to include
all the improvements at present made and contemplated to be
made by the said party of the second part all of said lands
being located in Section Thirteen township ten South of
Range Twenty two East containing in all one hundred and
thirty four acres more or less. Together with all and Sin-
gular the tenements, hereditaments and appurtenances
thereunto belonging; and also all the estate right title
interest dower and right of dower property claim and de-
mand whatsoever as well in law as in equity of the
said parties of the first part of in and to the Same
with the appurtenances.
To Have and To Hold the above described premises with the
appurtenances thereunto belonging unto the said party
of the second part and his heirs and assigns as their
absolute property in fee simple forever. And the said James
M. Hawthorn for himself and his heirs and assigns does
covenant and agree that he is lawfully seized of the above
described premises by deed from State of Florida & from
Burrell Green bearing date May 2d 1861 & Feby 3rd 1857 and that
he has conveyed the same free and discharged from all en-
cumbrances and liens of any and every nature and descrip-
tion created by himself; and the said party of the second
part his heirs and assigns shall quietly and peaceably enjoy
the above described premises against all persons whatsoever
lawfully claiming by through or under the said parties of
the first part
