unto the said party of second part his heirs executors
or administrators and assigns in fee simple forever
together with all and singular the houses buildings im-
provements and appurtenances to the same belonging
or in any wise appertaining. And the said party of
the first part for himself his heirs and executors
or administrators covenant and agree with the said
party of the second his heirs executors or administra-
tors and assigns that he is Seized in fee of the premises
aforesaid that they are free from all encumbrances
that he has good right to sell and convey the same
to the said party of second part and that he will war-
rant and defend the titles to the same against lawful
