that may arise from such demand and the party of
the second part is bound by the granting of this
deed from making any such demand or commen-
cing any suit for the purpose before mentioned
against the party of the first part. To have and to
hold the above granted bargained and described
premises with the appurtenances unto the said party of
the second part his heirs and assigns to his and his own
proper use benefit and behoof forever and the said
party of the first part for his heirs executors and
administrators do do hereby covenant with the said
party of the second part his heirs and assigns that at
the time of the delivery hereof the said party of the
first part the lawful owner of the premises above
granted and Seized thereof in fee simple absolute
that they are free from all incumbrances that the
said party of the first part has good right to sell
and convey the same to the said party of the second
part as aforesaid and that the said party of the
first part his heirs executors and administrators
the above described and hereby granted and con-
veyed premises and every part and parcel thereof
with the appurtenances unto the said party of
the second part his heirs and assigns against
the said party of the first part and his heirs and
against all and every person and persons whomsoever
now fully claiming or to claim the same shall and will
warrant and by these presents forever defend.
