part as also all the estate right title interest dower
separate estate possession claim and demand what-
soever as well in law as in equity of the said par-
ties of the first part of in and to the same and every
part and parcel thereof with the appurtenances
To have and to hold the above granted bargained
and described premises with the appurtenances unto
the said party of the second part her heirs and assigns
to their own proper use benefit and behoof forever.
And the said parties of the first part for themselves
and their heirs executors and administrators do cov-
enant promise and agree with the said party of
the second part her heirs and assigns that the said
parties of the first part were lawfully seized in fee
simple absolute of a good and lawful estate of
inheritance and that they had good right to sell the
same with the appurtenances thereto belonging in
manner or form aforesaid
And the said parties of the first part for themselves
& their heirs the above described and hereby granted
and conveyed premises and every part and parcel
thereof with the appurtenances unto the said party
of the second part her heirs and assigns against
all and every person or persons whomsoever law-
fully claiming or to claim the same shall and 
will forever warrant and defend.

hands and seals this Dec 1st 1877.

County and State aforesaid Sarah S. Johnson wife
of Franklin Johnson grantor in the foregoing
deed of conveyance who upon examination
by me had and held separate and apart
from her said husband Franklin Johnson
grantor aforesaid acknowledged that she did
make sign and executed the aforesaid deed of
conveyance for the Express purpose of relin-
