Thirty (30) Thirty one (31) and thirty two (32) of^lot twenty
one (21) in the town of Fairbanks Alachua County Florida
as shown on plat of said town as laid out by Charles
D. Furman (Provided always that the said Charles
S. Fellows or his heirs or assigns shall never sell
or lease the above described lands or any part thereof
to a person of color also that no intoxicating liquors
shall ever be sold on or used on said land as a
beverage by any person or persons whatsoever
Nor shall he knowingly allow any games of chance
as a practice on the said lands and it is ex-
pressly agreed that if the above provisions or
any one of them is violated then these lands revert
back to the said Mary E. Furman or her heirs or
assigns otherwise this transfer remains good
together with all and singular the tenements heredi-
taments and appurtenances thereto belonging or in any
wise appertaining and the reversion and reversions
remainder and remainders rents issues and profits
thereof; and also all the estate right title interest
property possession claim and demand whatsoever
as well in law as in equity of the said parties of
the first part of in and to the same and every part
and parcel thereof with the appurtenances; To have and
to hold the above granted bargained and described
premises with the appurtenances unto the said party of
the second part his heirs and assigns to his own proper
use benefit and behoof forever.
And the said parties of the first part for their heirs
executors and administrators do covenant promise and agree
to and with the said party of the Second part his heirs
and assigns that the said parties of the first part were
at the time of the sealing and delivery of these pres-
ents lawfully seized in fee simple of a good absolute
and indefeasible estate of inheritance of and in all
and singular the above granted bargained and described
premises with the appurtenances and had good right
full power and lawful authority to grant bargain sell
and convey the same in manner and form aforesaid
and that the said party of the Second part his heirs
and assigns shall and may at all times hereafter
peaceably and quietly have hold use occupy
possess and enjoy the above granted premises
and every part and parcel thereof with the appur-
tenancies without any let suit trouble molestation
eviction or disturbance of the said parties of the
first part their heirs or assigns or of any other
