 T.B. Ellis and Wife to John M. Taylor

State of Florida }
         County  } Know all Men by these presents
                  that we T. Benton Ellis and Dora
Cattrell Ellis his wife of the aforesaid County and State for
and in consideration of the sum of Twenty Five Hundred
Dollars to us in hand paid by John M. Taylor of the
Town of Gainesville of the County of Alachua in the
State of Florida the receipt whereof we do hereby ackno
ledge have granted bargained sold and conveyed and by
these presents do grant bargain sell and convey unto
him the said John M. Taylor all of that certain
lot tract or parcel of land lying and being in the County
of Alachua in the State of Florida particularly
known and described as follows to wit: all of that part
or portion of the North East quarter of section (7) seven
Township (10) Ten Range (20) Twenty south and East of the
Arredondo Grant lying north of the Atlantic Gulf and West
India Transit Companys Rail Road and containing
one Hundred and Twenty five (125) acres. Containing by
Estimation 125 acres of land more or less. Togather
with all and singular the tenements hereditaments and ap
purtenances to the same belonging or in anywise appertain
-ing: To Have and To Hold the same unto him the said
John M. Taylor and to his heirs Executors administrators
and assigns in fee simple and absolute and we the said T.
Benton Ellis and Dora Cattrell Ellis do hereby Covenant
and agree to and with the said John M. Taylor that we are
lawfully seized in fee of the property herein and hereby conveyed
and that we have good and lawful right to sell and convey
the same that the same is free from all encumbrances
of any kind whatsoever and that we will and our heirs
Executors and administrators shall and will forever warrant
and defend the same unto him the said John M. Taylor and
to his heirs executors administrators and assigns against
the lawful claims and demands of any and all persons
whomsoever Now claiming or hereafter to claim the same
In Witness Whereof We have hereto set our hand and
affixed our seals on this 25th day of June AD 1881
