 Alachua County   } Know all men by these presents that we
                  } Ella Palmer and Frank Palmer her husband
of the aforesaid County and State for and in consideration of the
sum of Four hundred Dollars to us in hand paid by me
Sarah Wheeler of the County of Erie in the State of New York
the receipt whereof we do hereby acknowledge have granted bar-
gained sold and conveyed and by these presents do grant bargain
sell and convey unto her the said Sarah Wheeler all of that Certain
lot tract or parcel of land situated lying and being in the County of
Alachua in the State of Florida particularly known and des
cribed as follows to wit: The North East quarter (NE1/4) of the
North East quarter (NE1/4) of Section Thirty five (35) Township 
Ten (10) Range Eighteen (18) south & East containing
by Estimation Forty (40) acres of land more or less Togather
with all and singular the tenements hereditaments and appur
=tenances to the same belonging or in anywise appertaining
To Have and To Hold the same unto her the said Sarah Wheeler
and to her heirs Executors administrators and assigns in
fee simple absolute forever and we the said Ella Palmer and
Frank Palmer her husband do hereby covenant and agree to and with
the said Sarah Wheeler that we lawfully seized in fee of the prop
erty herein and hereby conveyed and that we have good and lawful right
to sell and convey the same that the same is free from all encum-
brances of any kind whatsoever and that we will and our heirs Execu
=tors and administrators shall and will forever warrant and defend the
same unto her the said Sarah Wheeler and to her heirs Executors
administrators and assigns against the lawful claims and demands
of any and all persons whomsoever Now claiming or hereafter to
claim the same - In Witness Whereof we have hereto set our
hands and affixed our seals on this 16th day of June AD 1881
