and delivery of these presents the receipt whereof is hereby acknowledged
has bargained, sold, released, granted conveyed and confirmed and by
these presents doth bargain sell release grant convey and confirm unto
the said party of the second part to her heirs and assigns forever all that
certain piece or parcel of land lying and being situate on the west end
of a lot conveyed to Jane Gaines by G.R. Fairbanks as agent of Brush
said lot so conveyed described as beginning at a point on the Easternmost
outline of of lot number twenty four of Brush addition to Gainesville
264 feet thence southerly binding on said outline one hundred and thirty
two feet thence westerly parallel to the Northernmost outline of said lot
Six hundred and sixty feet to the westernmost outline of said Lot thence
northernly binding on said last named out line one hundred and
thirty two feet and thence Easterly in a straight line six hundred &
Sixty feet more or less to place of beginning, Containing one half
acre more or less and lying and being a portion of said lot and the
west end of the corner. Together with all and singular the tenements
hereditaments and appurtenances thereunto belonging or in anywise
appertaining and all the estate right title interest property possession claim and
demand whatsoever as well in Law as in Equity of the said part of the first part
in and to the above described premises and every part and parcel thereof
To have and to hold the above granted bargained and described premises with
the appurtenances unto the said party of the second part to her heirs and assigns
to her and their own proper use benefit and behoof forever And the said parties
of the first part for their heirs executors and administrators do hereby
covenant with the said party of the second part her heirs and assigns
that at the time of the delivery hereof the said parties of the first part
were the lawful owner of the premises above granted and seized thereof
in fee simple absolute that they truly are free from all incumbrances; that
the said parties of the first part have good right to sell and convey the
same to the said party of the second part as aforesaid and that the
said parties of the first part their heirs executors and administrators the
above described and hereby granted and conveyed premises and every part
and parcel thereof with appurtenances unto the said party of the second
part her heirs and assigns against the said parties of the first part and
their heirs and against all and every person and persons whomsoever
lawfully claiming or to claim the same shall and will warrant and by these
