and east lines with the appurtenances and all the estate right, title
and interest of the said party of the first part herein and the Said
Robert B. Hunter does hereby covenant and agree, to and with the said
parties of the second part their heirs and assigns that at the time of making
this conveyance - he is the lawful owner of the premises above granted and is
seized of a good and indefeasible estate of inheritance therein and that they
are free and clear of inchote dower rights and of all incumbrances whatsoever
and that no one else has any lawful right or title to said premises or any
part thereof, and the above granted premises in the quiet and peaceful
possession of the said parties of the second part their heirs and assigns, against
every person whomsoever will Warrant and forever Defend

"Deed"
This Indenture made this Thirty first day of May in
the year of our Lord one thousand eight hundred and
Eighty one by and between George Matingly of the City
and County of Washington and District of Columbia
of the first part and John Pettibone of the Same
place of the second part: Witnesseth, that the said
party of the first part for and in Consideration of the
Sum of Two Thousand ($2000 00/100) Dollars in lawful
money of the United States to him in hand paid by
the said party of the second part at and before the
Sealing and delivery of these presents the receipt Where-
of is hereby acknowledged hath granted bargained
Sold aliened enfeoffed released and Conveyed
and doth by these presents grant bargain Sell alien
