Augustus Thomson and Anthony Norris to me known to be the persons of that
name severally described in and who have executed the foregoing Power of Attorney
or Instrument and then and there acknowledged the same to be their respective
free and voluntary act and deed for the uses and purposes therein Contained

                   Power of Substitution
Know all men by these Presents That Whereas Edwyn Sandys Dawes, George
Augustus Thomson and Anthony Norris of London England Trustees of the Florida
Land and Colonization Limited Incorporated under the Companies Acts
1862 to 1880 and whose ** registered Office is Situate at 13 Austin Friars London
EC by their certain Letter of Attorney dated the Nineteenth day of July One
thousand eight hundred and eighty one did make constitute and appoint Henry
Shelton Sanford of the County of Orange and State of Florida there true and
lawful Attorney with power of Substitution for them and in their name place
and Stead among other things to enter unto Contracts for the sale or leasing of
all or any part or parts of the lands tenements and hereditaments and person
property held by the said Edwyn Sandys Dawes George Augustus Thomson
and Anthony Norris as Trustees as aforesaid lying and being within the
Counties of Duval St Johns Alachua Marion and Orange for such price or sum
of money or on such terms as he may think best and to demand receive and
collect or distrain for all sums of money and rents due or which shall become
due and payable to the said Trustees by reason of such Agreements, Sale or Sales
Lease or Leases (Now therefore I the said Henry Shelton Sanford by virtue of the
power and authority to me given in and by the said letter of Attorney do make
Substitute and appoint James E. Ingraham of the County of Orange and
State of Florida as well for me as the true and lawful Attorney and
Substitute of the said Constituents named in the said Letter of Attorney to so
execute and perform the powers above expressed as fully to all intents and
purposes as the said Constituents or I could do if personally present hereby
ratifying and confirming all that the said Attorney and Substitute hereby
Made Shall so in the premises by virtue hereof and the said letter of
attorney In Witness Whereof I the said Henry Shelton Sanford have hereunto
