does bargain sell release grant convey and confirm unto the said party of the
second part his heirs and assigns forever all that certain tract lot or parcel
of land lying and being in Goodsons addition to the town of Melrose and
State of Florida described as follows bounded on the North by lot no three (III)
8.96 chains on the east by a twenty (20) feet Street & seperating said lots Ten (X)
from lot no nine (IX) 5 chains on the South by the Southern boundary of the
said Goodsons addition 8.96 chains on the west 5 chains by a twenty feet Street
seperating said lot no ten (X) from lot no Eleven (XI) said lot being a portion
of section Thirteen (13) Township nine (9) Range Twenty two (22) E and containing
Four (4) Acres & forty Eight one Hundredths (4 48/100) acres more or less being the same
tract conveyed to the said Meredith D. Granger by Alexander Goodson and his
his wife Cicilia Goodson on the Thirty first day of January in the Year of
Our Lord one thousand eight hundred & Eighty one (1881) Together with all and
singular the tenements hereditaments and appurtenances thereunto belonging
or in anywise appertaining and all the estate, right, title, interest, property
possession, claim and demand whatsoever as well in Law as in Equity of
the said party of the first part, in and to the above described premises and
every part and parcel thereof: To Have and to Hold the above granted
bargained and described premises with the appurtenances unto the said
party of the second part his heirs and assigns to have and hold to his own
proper use benefit and behoof forever. And the said party of the first part for his heirs
executors and administrators do hereby covenant with the said party of the Second
party his heirs and assigns that at the time of the delivery hereof the said
party of the first part, the lawful owner of the premises above granted and Seized
thereof in fee simple absolute; that they are free from all incumbrances; that the
said party of the first party has a good right to sell and convey the same to
the said party of the second part as aforesaid; and that the said party of the
first party his heirs executors and administrators the above described and
hereby granted and conveyed premises and every part and parcel thereof
with the appurtenances, unto the said party of the second part his heirs and
assigns against the said party of the first part and his heirs and against
all and every person and persons whomsoever, lawfully Claiming or to
claim the same, Shall and will warrant and by these presents forever
defend. In Witness Whereof The said party of the first part have hereunto
set his hand and affixed his seal the day and Year first above written
