To Have and to Hold unto the said party of the second part and to her
heirs and assigns forever in fee simple absolute. And the said parties of the
first part do hereby covenant and agree with the said party of the
second part that they are at the time of the sealing and delivery of
these presents the lawful owners of the said premises, that they hold
the same under a good and indefeasible title and that the said property
is entirely free from any and all encumbrances of whatsoever nature or kind
and that they have full right and lawful authority to sell and convey the
same and the said parties of the first part do hereby warrant and agree to
forever defend the title of the said premises in and to the said party of
the second part her heirs executors administrators and assigns forever against
themselves and against all and every other person or persons whomsoever
lawfully claiming or to claim the same In testimony whereof the said
parties of the first part have hereunto set their hands and affixed their
seals the day and year first above written

W. McCall and Robt C. McCall her husband who acknowledged in my
presence that they signed sealed and delivered the foregoing deed of
Conveyance for the uses and purposes therein set forth and the said
Mrs Nettie W. McCall upon being examined by me separate and apart
from her husband acknowledged that She executed the said conveyance
of her separate property of her own free will and accord and without
any compulsion constraint apprehension or fear of or from her said
