Dollars to them in hand paid by the said party of the
second part the receipt whereof is hereby acknowledged
hath given granted aliened bargained sold transferred and
do by these presents give grant alien bargain sell trans-
fer and Convey unto the said party of the second part
and her heirs and assigns forever all that Certain Lot
tract or Parcel of land Situate lying and being in the
Town of Waldo County of Alachua and the State of
Florida and known and described on the Public Maps
of said State as A fractional lot in the North West
1/4 of the South East 1/4 of Section 23, Twenty Three Town-
Ship 8, South of Range 21 East Commencing at a Stake
528 feet North of the South West Corner of said 40 acre
Lot and running East to the right of way of the Penin-
sular R.R. 725 feet thence parallel to said R.R. North West-
erly 349 feet thence West to West line of said 40 acres 610
feet thence South 325 feet to the place of beginning Con-
taining five acres more or less. Together with all and Sin-
gular the tenements hereditaments and appurtenances
thereunto belonging; and also all the estate right title
interest dower and right of dower property claim
and demand Whatsoever as well in law as in equity
of the said parties of the first part of in and to the
same with the appurtenances. To have and to hold the
above described premises with the appurtenances there-
unto belonging unto the said party of the second part
and her heirs and assigns as their absolute property
in fee Simple forever: And the said Chas K. Dutton
for himself his heirs and assigns doth Covenant and
agree that he is lawfully Seized of the afore described
premises by deed from Robert G. Cole bearing date July
7th 1879, and that he hath Conveyed the Same free and
discharged from all incumbrances and liens of any
and every nature and description created by himself; and
that the said party of the second part her heirs and
assigns shall quietly and peaceably enjoy the above des-
cribed premises against all persons whatsoever lawfully
claiming by through or under him the said party of the first
