And the said Florida Land and Immigration Company for itself and assigns 
and for all others claiming by through or under it does covenant and agree 
that at the time of the execution and delivery of these presents the 
said company is seized of a good and indefeasible fee simple to the 
above premises and has good right to convey the same as it has conveyed 
the same free and discharged from all incumbrances and liens of any 
and every nature and description; and that the said parties of the second part 
their heirs and assigns shall quietly and peaceably and may at all 
times hereafter have, use, occupy, possess and enjoy the above described 
premises against all persons whatsoever lawfully claiming the same.
And that it will at any and at all times make such further Covenants Conveyan-
ces and assurances at the expense of the said parties of the second 
part as they the said parties of the second part, their heirs and assigns or 
Counsel learned in the law may require. In Witness Whereof the said 
party of the first part has caused its Corporate seal to be hereunto affixed

State of Florida } Know all men by these presents that We Thomas C. Ellis and
Alachua County   } Sarah A. Ellis his wife of the aforesaid County and State
for and in consideration of the sum of Seven Hundred & Twelve dollars to us in
hand paid by F.P. Chamberlain of the County of Alachua in the State of
Florida the receipt whereof we do hereby acknowledge have granted, bargained,
sold and conveyed and by these presents do grant bargain sell and convey
unto him the said F.P. Chamberlain all of that certain lot piece tract
or parcel of land situated lying and being in the County of Alachua
in the State of Florida particularly known and described as follows to wit:
Beginning at the North West Corner of Section Eight (8) in Township Ten (10)
South Range Twenty (20) East and running thence East Sixteen chains
and Eighty three links (16 83) Thence South Eleven chains and Forty links
(1140 To the Edge of the right-of-way of the "Florida Transit Rail Road" Thence
in a South Westerly direction along the line of Said Right-of-way to where
the Western line of said Section Eight (8) crosses the line of said Rail Road
