of the first part on receiving Such payments at the
times and in the Manner aforesaid Shall at their own
proper Cost and Expense Execute and deliver the said
party of the Second part or to his Assigns a good and
Sufficient deed for said premises - It is Mutually
agreed between said parties that the said party of the
second part Shall have possession of Said premises
forthwith and in Case of failure on the part of the said
party of the Second part to fulfil this Contract if the
Said party of the first part So Elect this Contract is to be
Void and it is agreed that the Stipulations aforesaid are
to Apply to and bind the heirs Executors administrators and
