of two hundred dollars to him in hand paid at and before the
sealing and delivery of these presents the receipt whereof is hereby
acknowledged, the said party of the first part hath bargained sold
given granted and conveyed, and by these presents doth so bargain
give grant and convey unto the said party of the second all that
certain tract or Lot of Land situated in the Village of Micanopy
State and County aforesaid and known & described as follows, That is to
say One undivided half interest in the following described Town Lot
(To Wit) Lot No (12) lying and situated in Section (26) Township (11) and
Range (21) according to the map of the Lands of Joel B. Smith and
containing one acre more or less. To have and to hold the aforesaid
granted premises with all and singular the appurtenances and all
the estate title and interest of the first part therein or to the same
in anywise appertaining or belonging unto the said party of the Second
part his heirs and assigns in fee simple forever and the said party of
the first part doth hereby covenant and agree with the said party
of the second part that at the time of the delivering of these presents
the said party of the first part is the lawful owner of the premises above
granted, that he is seized thereof in fee simple absolute and that he
will and his heirs executors and administrators shall warrant and
defend the above granted premises in the quiet and peaceable possess=
ion of the party of the second part his heirs and assigns forever.
In Witness Whereof the said party of the first part hath hereunto set
his hand and affixed his seal this day and Year first above written
