Singular the tenements hereditaments and appurtenances
thereunto belonging or in Anywise Appertaining and all
the Estate right title interest property possession
Claim and demand whatsoever as well in law as in Equity
of the Said party of the Second part in and to the above
described premises and Every part and parcel thereof: ----
To Have and To Hold the above bargained and described premises
with the appurtenances unto the said party of the Second
part his heirs and Assigns & Successors in Office that at the
time of the delivery hereof the Said party of the first part
is the lawful owner of the premises above granted and Seized
thereof in fee Simple Absolute that they are free from all
encumbrances that the Said party of the first part has
good right to sell and Convey the Same to the said party
of the Second part as Aforesaid and that the Said party
of the first part his heirs Executors and Administrators the
above described and hereby granted and Conveyed premises and Every
part and parcel thereof with the Appurtenances unto the
said party of the Second part his heirs and Assigns &
Successors in Office against the said party of the first
part and against all and every person and persons whomsoever
lawfully Claiming or to Claim the Same Shall and will Warrant
and by these presents forever defend  In Witness Whereof the
Said party of the first part has hereunto set his hand and
Affixed his Seal the day and Year first above written

& in the presence of Each other as Subscribing Witnesses
