of beginning bearing a balance of thirty five acres in Said
in Said North west quarter More or less to have and to hold
the above granted premises to the said Benjamin P. Boulware
his heirs and Assigns to his use and benefit forever and I the said
Mary R. Morrison for Myself and My heirs Executors and administer
=tors Covenant with the Said Benjamin P. Boulware and with his
heirs and Assigns that I Am lawfully Seized in fee Simple of
the afor granted premises that they are free from all encumm-
-brances that I have good right to Sell and Convey the Same
to the said Benjamin P. Boulware and his heirs and assigns forever
and that I will and My heirs executors and administrators Shall
warrant and defend the Same to the said Benjamin P. Boulware
and his heirs and Assigns forever against the Lawful claims and demands
of all persons In Witness Whereof I the said Mary R. Morrison
and Hugh A. Morrison My husband in token of his release of all
right and title of or Claim in the granted premises have hereunto set
