recited the Range of said land as "nineteen East" when said lies in
Range twenty East with all the appurtenances and all the
estate right, title and interest of the said party of the first part
therein and the said James Bush does hereby covenant and
agree to and with the said party of the second part his heirs and
assigns that at the time of making this conveyance he is the 
lawful owner of the premises above granted and is seized of a good
and indefeasible estate of inheritance therein and that they are
free and clear of inchote dower rights and of all encumbrances
whatsoever and that no one else has any lawful right or title to
said premises or any part thereof, and the above granted premises
in the quiet and peaceful possession of the said part of the
Second part his heirs and assigns against every person whomsoever
