Seventy Eight and running thence north along the line
of said lot Thirteen hundred & twenty <1320> feet, thence
west Thirteen hundred & twenty feet to the western boundary
thereof thence south seven hundred and three feet thence in
a South Easterly direction, along the line of a Rail Road
survey, fourteen hundred & Eighty feet <1480> to the place of
beginning, Containing by estimation Thirty-One Acres of land
more or less, Together with all and singular the rights tenements
hereditaments and appurtenances thereunto belonging or in any 
wise appertaining. To have and to hold, the said bargained
and described premises unto her the said party of the second
part, and to her heirs executors administrators and assigns
to her and their own use benefit and behoof for ever
in fee simple absolute. And the said parties of the first part
for themselves and their heirs, executors and administrators shall
and will warrant and for ever defend the title to the said
property to the said party of the second part and to her
heirs executors administrators and assigns against the claims
or demand of any and all persons whomsoever lawfully
claiming or to claim the same by through or under them or either
of them. In witness whereof the said parties of the first part
have here unto set their hands and affixed their seals on the
