and described premises with the appurtenances unto the said party of
the second part his heirs and assigns to his and their own proper use
benefit and behoof forever in fee simple absolute and the said parties of
the first part for themselves and their heirs executors and administrators do
hereby covenant with the said party of the second part his heirs and 
assigns that at the time of the delivery hereof the said parties of the first
part are the lawful owners of the premises above granted and seized thereof
in fee simple absolute that they are free from all encumbrances; That the
said parties of the first part have good right to sell and convey the same
in manner and form aforesaid and that the said parties of the first part
their heirs Executors and administrators the above described and hereby
granted and conveyed premises and every part and parcel thereof with
the appurtenances unto the said party of the second part & his heirs executors
administrators and assigns against the said parties of the first part and
their heirs executors and administrators and against all and every
person and persons whomsoever lawfully claiming or to claim the same
shall and will warrant and by these presents forever defend. In
testimony whereof the said parties of the first part have hereunto set their
hands and affixed their seals on the day and year first above written

Alachua County   } well known who acknowledged that he signed sealed and
delivered the above and foregoing deed of conveyance in the manner and
for the uses and purposes therein contained and expressed

State of Pennsylvania  } Be it remembered that on this 12th day of
County of Philadelphia } December AD 1882 personally came before me
a duly and legally qualified and commissioned commissioner of
Deeds for the State of Florida residing in the city and county of Philad=
elphia and State aforesaid Annie A. Wistar to me well known to be
the wife of Joseph B. Wistar the grantor in the foregoing Deed of Conveyance
who after an examination by me first held separate and apart from her
husband acknowledged that she executed the said deed of conveyance 
jointly with her husband for the purpose of relinquishing and
renouncing all of her dower or right of Dower in and to the property
therein conveyed and that the same was done by her freely voluntarily
and without any compulsion constraint apprehension or fear of or
from her said husband. Witness her hand and seal
