Sarah H. Austin of the County of Alachua in the
State of Florida the receipt whereof I do hereby acknow
ledge have granted bargained sold and conveyed and
by these presents do grant bargain sell and convey unto
her the said Sarah H. Austin all of that certain lot
piece tract or parcel of land situated lying and being
in the county of Alachua in the State of Florida par-
ticularly known and described as follows to wit: That certain
part or portion of a certain Lot in the City of Gainesville
in Brush's addition to said city described as being bound
ed on the North by lot sold by James B. Brown to
Charley Perkins: on the south by lot sold by said Brown
to Mary S. Sheats: and being one hundred feet north
and south and two hundred & Forty feet East & West -
The part of this Lot herein and hereby conveyed being
off of the south part of said above described Lot -
and being south of the fence now standing between the
premises of the said A.L. Martley & Sarah H. Austin be the
said part of said Lot Twelve (12) feet more or less North
& South and (240) Two hundred and forty feet East and
West - It being understood that I sell and convey all right
title and interest in any and all of the land lying & being
South of said boundary fence between the Austin and the 
said Markey as the same now stands containing by
estimation in acres of land more or less Together with
all and singular the tenements hereditaments and appurtenances
to the same belonging or in anywise appertaining, To have and
to hold this same unto her the said Sarah H. Austin and
to her heirs executors administrators and assigns in fee simple
absolute and I the said Adam L. Markey do hereby covenant
and agree to and with the said Sarah H. Austin that
I am lawfully seized in fee of the property herein and hereby
conveyed and that we have good and lawful right to sell and
convey the same that the same is free from all encumbrances
of any kind whatsoever and that I will and my heirs execut-
ors administrators shall and will forever warrant and defend
the same unto her the said Sarah H. Austin and to her
heirs executors administrators and assigns against the
lawful claims and demands of any and all persons whom
soever now claiming or hereafter to claim the same In witness
whereof I have hereunto set my hand and affixed my
seal on this 2nd day of February AD 1883.
