make such further covenants conveyances and assurances at the 
expense of the said party of the second part as she the said party of the
second part her heirs and assigns or counsel learned in the law may require

   Virginia A Branning to Joseph Jones
                     "Deed"
  This Indenture made Eighteenth day of February and
Eighteen hundred and Eighty one between Virginia
A Branning and David L Branning of the county of Alachua
and state of Florida parties of the first part and Joseph 
Jones of the county of Alachua and the state of Florida
party of the second part Witnesseth that the said parties of
the first part for and in consideration of Twenty Five
Dollars to them in hand paid by the said party of the
second part the receipt whereof is hereby acknowledged
hath given granted aliened bargained sold transferred
and by these presents give grant alien bargain sell
transfer and convey unto the said party of the second
part and his heirs and assigns forever all that certain
lot Tract or parcel of land situate lying and being
in the county of Alachua and the State of Florida
and known and described on the public records of said
State as Lot two (2) Block Five (5) in Brannings
Second addition to Waldo Together with all and sing-
ular the tenements hereditaments and appurtenances hereunto
belonging and also all the estate right title interest
dower and right of Dower property claim and demand
whatsoever as will in law as in equity of the said
parties of the first part of in and to the same with the
appurtenances To have and to hold the above described 
premises with the appurtenances thereunto belonging
unto the said party of the second part and his heirs
and assigns as their absolute property in fee simple
forever and the said grantors for themselves their heirs
and assigns do covenant and agree that they are law-
fully seized of the above described premises and that
