have given granted aliened bargained sold transferred
and do by these presents give grant alien bargain sell
transfer and convey unto the said party of the second 
part and his heirs and assigns forever all that certain lot
tract or Parcel of land situate lying and being in the county
of Alachua and state of Florida and known and des-
cribed on the public records of said State as the North
West Quarter of the South west Quarter of Section Ten in
Township Eight South of Range twenty one East con-
taining Forty acres more or less [NW 1/4 of SW 1/4 sec 10
T. 8. S. R. 21.E.] of which the said Mary J. Hotchkiss is
well seized in her own right as her sole and separate 
estate Together with all and singular the tenements 
hereditaments and appurtenances thereunto belonging and
also all the estate right title interest dower and
right of Dower property claim and demand whatsoever as
well in law as in Equity of the said parties of the first
part of in and to the same with the appurtenances To
have and to hold the above described premises with
the appurtenances thereunto belonging unto the said
party of the second part and his heirs and assigns
as his absolute property in fee simple absolute for
ever and the said parties of the first part for
themselves & their heirs and assigns do covenant and
agree that the said Mary J. Hotchkiss is lawfully seized of the
above described premises by deed from the Florida
Land & Immigration Company having date January 30th
1879 and that they have conveyed the same free and
discharged from all incumbrances and liens of any and
every nature and description created by them and the
said party of the second part and his heirs and assigns
shall quietly and peaceably enjoy the above described
premises against all persons whatsoever lawfully claiming
by through or under them the said parties of the

that the said Mary J Hotchkiss being at the time
separate and apart from her said husband did
